FCT Reviews Land Use: Wike Gives Property Defaulters in Asokoro, Garki, and Wuse 14 Days to Pay ₦5m Fine

The Minister of the Federal Capital Territory (FCT), Nyesom Wike, has given property owners who violated land use conditions in Asokoro, Maitama, Garki, and Wuse districts a final 14-day grace period to pay their penalties.

According to a statement released on Sunday by Lere Olayinka, Senior Special Assistant to the Minister on Public Communications and Social Media, defaulters have until Tuesday, November 11, 2025, to pay a ₦5 million violation fee and other required charges for land use change and conversion.

Wike’s directive comes after several public notices were published in September, warning owners who converted their property use without approval. The Federal Capital Territory Administration (FCTA) says the 30-day payment window granted earlier has expired, prompting this final extension.

> “Failure to comply within the 14-day period will lead to enforcement actions by the FCT Administration,” the statement reads.

According to Mediaplusng.com, the affected areas include Gana Street and Usuma Street in Maitama, Yakubu Gowon Crescent in Asokoro, Aminu Kano Crescent and Adetokunbo Ademola Crescent in Wuse II, as well as Ladoke Akintola Boulevard, Gimbiya Street, and Onitsha Street in Garki II. Other streets listed are Ogbomosho Street, Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close, and Ilorin Street in Garki I.

The FCTA clarified that the penalty applies only to those who changed the approved purpose of their land without ministerial consent, thereby violating the terms of their Right of Occupancy. Property owners are directed to visit the Department of Land Administration with their title documents and valid identification to collect letters of approval detailing the new land use category and applicable fees.

As reported by Mediaplusng.com, the FCT Minister has also approved the issuance of new title documents, including Statutory Rights of Occupancy and Certificates of Occupancy, for compliant property owners. These new titles will reflect the updated land use and carry a fresh term of 99 years, once all conditions are met.

However, the FCTA emphasized that this consideration does not apply to lands or properties that have already been revoked or withdrawn for reasons such as non-development or non-payment of ground rent.

With this directive, the FCT Administration aims to enforce compliance, restore proper land use planning, and generate revenue needed to support urban development across the capital city.
